A true industry professional, Emily has earned her strong reputation as an effective and productive leader with over 15 years’ expertise managing STM’s five offices located throughout NSW.
Emily is a licensed Strata Manager with specialist skills managing Community Associations and Building Management Committees (BMCs). Major career achievements include overseeing a Supreme Court case resulting in a multimillion-dollar payout for owners, along with the management and facilitation of major defect remedial works.
A highly valued member of the senior leadership team of parent company, Smarter Communities, Emily played an integral role in the development of new policies and procedures post-legislation changes in 2016. She remains an active contributor to national projects across the business.
Emily was appointed to the SCA (NSW) Board of Directors in 2019 where she committed to increasing professionalism within the strata industry. She is a trusted adviser and contributor to the NSW Office of Building Commissioner and Construct NSW and utilises her skillset and experience to mentor strata education with TAFE NSW.
Emily’s passion is to improve the property sector to provide apartment owners the confidence to buy, live and invest in quality strata schemes.
Lynne Kopellos, Licensee in Charge, leads a dedicated, professional team as Regional Manager for STM Southern Sydney’s office in Sutherland.
Specialising in large, complex buildings as well as managing Community Association (CA) schemes and Building Management Committees (BMC), Lynne’s extensive and diverse portfolio includes two-lot duplexes up to large mixed-use residential and commercial properties.
The winner of City of Sydney’s Smart Green Community Manager 2021, Lynne has enjoyed proven success with implementing sustainable, cost-saving solutions for her clients. She excels managing challenging communities, effectively applying conflict resolution strategies to obtain positive results for all clients.
Lynne has a solid understanding of NSW strata legislation and regulations. She has invaluable experience with creating BMC trust accounts and coding systems.

Karla Shipman, Licensee in Charge, leads a dedicated, professional team across the border as Regional Manager for STM Northern NSW’s office in Tweed Heads.
Karla is highly experienced with bodies corporate and manages a diverse portfolio of schemes under both Queensland and New South Wales strata legislation.
Possessing a strong understanding and proficiency of strata law in both states has proven an invaluable asset for committees and developers setting up new schemes.
Today Karla continues to manage a diverse portfolio including townhouse developments to large mixed-use buildings with Building Management Committees (BMCs).
A true Currumbin local, Karla’s family were one of the originals to settle in the area. Her deep knowledge and understanding of this region are highly sought and plays a significant role in delivering tailored solutions to her properties.

A licensed senior community manager with more than 8 years’ experience within the strata sector, Paul is well respected and highly regarded for his staff management, best practice implementation and ability to deliver sustainable, cost-effective solutions.

Senior Business Development Manager - Southern
A true property industry veteran, Alex has over 20 years’ senior management expertise in property and strata management in Australia and the United Kingdom.
Focusing his attention on developing Southern Sydney and surrounding regions, Alex plays a crucial role in generating new business leads, creating and nurturing solid developer relationships and identifying new opportunities for existing clients to improve their strata experience.
Alex has outstanding interpersonal skills, strong communication skills, a deep understanding of strata law and related regulations, as well as proven experience establishing successful owners corporations and managing the intricacies of strata schemes.
With his diverse skillset, Alex is strategically methodical in his business operations and confidently serves as a primary liaison for STM leaders and community managers within the southern region. His strategic research contributes to STM’s growth strategy, with hands-on experience in its delivery.
Alex is an experienced strata manager with a Bachelor of Science in Land Management. He is a southern Sydney local with in-depth knowledge of this region and is also currently developing the new business pipeline for sister company, Adelaide Strata & Community Management in South Australia.
Senior Business Development Manager - Northern
Stella started her career with Strata Title Management (STM) in 2017 as Regional Manager-North Shore to manage and expand growth within this region and provide leadership to the northern team.
She later transferred to the Sydney CBD office to utilise her cultural diversity expertise in managing large complexes and in 2019 Stella was appointed Senior Business Development Manager.
With more than 15 years’ experience as a Strata Manager and Licensee in Charge, Stella is highly skilled in all disciplines of strata and has managed a diverse portfolio from small to large strata plans, company titles, BMCs, and complex Community and Neighbourhood Associations.
In her Business Development role Stella excels with building long lasting client relationships based on mutual trust and respect. She has a deep understanding of cultural sensitivities and utilises this skillset with developer teams and committee members.
Stella possesses strong mediation skills and has a proven track record in the negotiation of deeds, dispute resolution and undertaking new building defect claims.
Stella has lived as an expatriate throughout Asia and managed her own profitable facilities management business in Indonesia, Papua New Guinea and Australia before returning to Sydney.
Sarah Tickner, Licensee in Charge, leads a specialised local team of managers and support staff as Regional Manager for STM Wollongong’s office.
Sarah has over 10 years’ experience managing small and large strata schemes, community and neighbourhood associations, company titles and building management committees (BMCs).
Together with her team of local area specialists, Sarah works alongside committees in some of Wollongong’s most desirable strata schemes, managing investor owners with compassion and professionalism, reassuring all owners they are in capable hands.
Throughout her career Sarah has successfully managed complicated defect cases and remedial works. Her vast knowledge of complex strata legislation has proven invaluable to her clients during legal disputes.
With proven success in by-law enforcement and embedded networks, Sarah’s leadership skills place her in the highest regard with her committees and contractors. She builds strong, long lasting relationships with her committees and owners corporations based on the mutual respect she extends to her clients.
